Illustrative examples, not quotes: each assumes the job described, good condition, a similar colour and trade paint included. Your own price comes from the Instant Quote, based on your answers. How our prices are worked out.

End of tenancy, priced remotely

An empty property is the easiest thing to quote from photos. Our quote asks for the changeover date, the number of rooms and their condition, and whether the colour stays the same. A decorator can then give a fixed price without you or your agent opening up the property for a visit. Photos taken at check-out are usually enough. Much of this work is in Tottenham, Wood Green and Harringay.

Finishes that last a tenancy

We recommend one neutral colour throughout and a scrubbable durable matt on walls, so marks can be wiped and touched in. Woodwork gets a water-based satinwood, which doesn't yellow. Keeping to one colour also makes touch-ups at the next changeover quick and cheap.

Mould and staining

Black mould from condensation is killed with a fungicidal wash and sealed, then painted with an anti-mould finish. Painting over it only hides it for a few weeks. Water stains from past leaks need a stain-blocking primer, or they bleed straight back through. If mould keeps returning, the cause is usually ventilation or damp, and a decorator will note it in the brief rather than paint over the problem.

HMOs and multiple units

For HMOs, or for several flats in one building, the quote tool lets you list every room. You can mark which ones are occupied, and specify fire doors, which need care not to compromise their seals and intumescent strips. Shared stairwells and entrances are covered on our communal areas page.

Questions

Can a flat be repainted within a tenancy changeover?

Often, if it is booked ahead. A typical two-bedroom flat in reasonable condition takes a few days. Put your changeover date in the quote so availability can be confirmed with the price.

Do I need to be there?

No. Keys can be collected from, and returned to, you or your agent. Photos of the finished work can be sent for your records.

Know what it costs before anyone visits.

Answer a few questions and see an indicative price immediately. A decorator confirms a fixed quote, or tells you honestly if the job needs a visit.
