What managing agents need
Communal decorating is usually paid for from service charges, so leaseholders expect a clear specification and comparable prices. Our quote gathers the number of floors, stairwells and entrances, doors, metres of handrail, and working-hours restrictions. The decorator's quote can then be read line by line against others.
Working around residents
- Stairwells are painted in sections, so there is always a clean route to every flat
- Low-odour waterborne paints and clear signage for wet paint
- Flat-entrance fire doors are decorated without compromising their seals, closers or intumescent strips
- Notices to residents before work starts
Section 20 and larger blocks
Where the cost to any one leaseholder passes the statutory threshold, the landlord must consult leaseholders before the work goes ahead. We can provide a written specification and a quote in a form that fits the consultation process. Larger blocks, and anything needing access equipment, are best seen in person, and the quote tool will recommend a visit.
Repainting inside individual flats between tenancies is covered on our landlord painting page.
Questions
Can communal areas be quoted remotely?
Small converted houses with one stairwell often can, from good photos and floor counts. Purpose-built blocks usually warrant a visit, and the quote will say so.
